FHA Changes to note from April

Leader One Financial is a Full Eagle FHA underwriter and will process, underwrite and fund your loan here in Overland Park.

In Aprile FHA made the following adjustments to note:

FHA has increased Annual MI premiums across the board by .25% effective with case numbers issued on or after 4/18/2011.

They are also creating new case number ordering procedures and an automatic cancellation policy that is designed to stop case number hoarding. Credit Policy will be releasing Bulletin shortly.

Effective April 18, 2011, FHA Systems will require mortgagees to:

certify at the time of requesting a case number that they have an active loan application for the subject borrower and property.
provide the subject borrower's name and social security number for all new construction (i.e. proposed construction and existing construction less than one year old)

Beginning April 18, 2011, FHA systems will automatically cancel any uninsured case number (including those issued prior to April 18) where there has been no activity for 6 months since the last action except for:

loans where an appraisal update has been entered, and/or
loans where the Upfront Mortgage Insurance Premium (UFMIP) has been received

Last action includes:

case number assigned,
appraisal information entered,
firm commitment issued by FHA
insurance application received and subsequent updates.

Gasoline Prices, Charlie Sheen, and Low Interest Rates

2011 has started off crazier than a Charlie Sheen Saturday night bender. The current oil prices are trading over $100 a barrell. Global unrest and uncertainty is fueling the rise in prices. We will continue to monitor the developements in the Middle East and Africa.

The Good News: March is here. This means basketball, warm weather and home sales are the main events here in Kansas City. Rates on 30 year Fixed loans are better than this time last year and remain at historical lows. In addition, Fed Chairman ben Bernake spoke before the Senate Finance Committee. He was very clear that QE2 will not be pared back and we can expect the Fed Funds Rate to remain unchanged throughout this year. He added that rates will remain low for an " extended period" until there is a "sustained period of stronger job creation".

The biggest thing to keep in mind is that these are still HISTORICALLY LOW INTEREST RATES! The fact that 4 months ago we saw some of the lowest interest rates ever tends to put everything in its shadows. I purchased a home a year and a half a go and I had a "rock star rate" (that's the technical term) of 5.5%.

Think of Jamal Charles running next to Usain Bolt...I bet he doesn't look as fast as he does when is breaking through a defensive line. But in the big picture he is still faster than most will ever be....The same goes for interest rates. If you haven't taken care of a refinance or a waiting to purchase a new home then now is the time while interest rates are still incredibly low!

There is some exciting news for LeaderOne Financial......we are back to having the fastest turn times than any mortgage bank in the Midwest. As a fully functioning mortgage bank we have always had an advantage by processing, underwriting, and funding all of our loans in house; but now we are back to our efficient turn times that can allow a loan to close in as little as 5 days.

The entire mortgage industry became bottlenecked in the last quarter of 2010...which led to slow turn times, some banks were reporting 90+ day closings from the date of application!! LeaderOne Financials underwriting department was prepared for this wave of customers and were still able to prioritize all purchase business from contract to close.

2011 Crystal Ball predictions...

So...What will 2011 bring?

It seems like this time every year...a prophetic question always arises....What does the future hold? What can I expect in the next year?

Rather than making a $3.00 a minute call to Mrs. Cleo...or meeting with your local Tarot card reader, I want to take a brief look into what you can expect for 2011. First, let’s look at what 2010 had to offer...

2010 gave us some of the lowest mortgage interest rates we have ever seen. Here is what the past year looks like:

The dip towards the end of the year brought the 30 year mortgage note average below 4.25%...what this chart does not show is the rapid increase that has now brought rates back to the averages we saw in April 2010.
Yesterday’s over night average was 5.02%. This steep increase in average interest rate has given some folks quite a scare(what took 6 months of steady decrease only took 2 weeks to rise). Some feel that this is the beginning of the end of low mortgage rates….But is it?

Dr. Berson at PMI has put together some projections for 2011 and 2012. We all know from the previous year that interest rates have been near the floor of how low interest rates can go; as the economy improves interest rates will rise. The great news for everyone is that many experts including Dr. Berson see that for over two thirds of the year we should be below 5%. This is great for anyone who is still looking to take advantage of low interest rates on a refinance or purchasing a new home. In fact, the early predictions for the first quarter of 2011 have the 30 year mortgage note averages below 4.5%!!!

This has been an exciting year in the Mortgage Industry and an even more exciting year for LeaderOne Financial. We find our rates just a bit lower today than we started 2010. Back in January we were at or above our current interest rates. We look to start 2011 with favorable or comparable pricing across the industry.

Realtors have good reason to smile ----- FHA loans are still offering the 3.5 % down payment option. Combine this with historically low interest rates we should expect a solid opportunity for home buyers in 2011.

In addition to the FHA low down payment, Leader One continues to offer the USDA Rural Development loans and VA loans. These both have a 100% financing option for qualified buyers and properties.

A.W. received his Bachelors of Science in Accounting from the University of Illinois at Urbana-Champaign and attended Wheaton Graduate School. A.W. has been married since 1981, successfully raising four daughters. He holds the rank of captain in the New Century Composite Squadron of the Civil Air Patrol flying search and rescue missions for an Auxiliary Unit of the United States Air Force.

David Pearson, Chief Operating Officer

David Pearson brings nearly twenty years of mortgage experience to his position as Chief Operating Officer of LeaderOne Financial. With his expertise in handling every aspect of the loan process from origination to delivery, David plays a key role in the smooth operation of the company. David’s oversight allows LeaderOne to provide the personalized, efficient service of a small company with the resources of a large corporation.

Previously David created similar business building model with a small to mid-sized lender, as well as experience with operations management with Bank of America in Charlotte, NC and as branch manager for Countrywide Home Loans in Florida. He was a training consultant for over ten years, including serving as a faculty member of the American Bankers Association’s Consumer Credit School and the National Association of Mortgage Brokers. He has developed mortgage industry training programs, reference materials, text books and leader’s guides. David has been married to Jacki for 16 years, with two children. He enjoys staying active with his family in youth soccer and baseball leagues.

Adam Schwartz, Chief Financial Officer

As the Chief Financial Officer for LeaderOne, Adam Schwartz is responsible for direct management of the accounting department. He plays an integral role in banking relationships and cash management for LeaderOne Financial, maintaining the company’s distinctive role in the mortgage markets.

Adam is a member of the Executive Management Team, playing an essential part in LeaderOne’s critical decision making, risk management and business growth analysis. Adam is responsible for not only hiring, but also staff development through mentoring and evaluation. His oversight includes expense management, financial reporting and analysis, budgeting and forecasting, as well as the day-to-day accounting operations.

Adam brings a solid accounting background to LeaderOne, having started his career in New York City as the senior staff accountant for the International Council of Shopping Centers. From there he spent 13 years as the division controller and accounting manager for Fireman’s Fund Insurance Company in Overland Park, Kansas.

Adam graduated with a bachelor’s of science in Accounting from York College of the City University of New York. He is a member of the AICPA and the Kansas Society of CPAs. Adam is married with three children and enjoys baseball, golf and fishing.

Brent Duhaime, Chief Production Officer
As Chief Production Officer for LeaderOne Financial, Brent Duhaime has more than 19 years of experience in financial and lending services. Working toward LeaderOne’s continued growth and partnership development, Brent uses his vast expertise for the implementation and execution of innovative growth strategies, business acquisition and diversification, as well as cross sales.

Brent serves on the Executive Board for LeaderOne Financial. He is proud to be a vital part of LeaderOne’s distinctive position in the mortgage lending market as both a broker and banker. Prior to coming to LeaderOne Financial, Brent spent 16 years serving in Wells Fargo branches throughout the heartland of America. He has a Bachelor’s of Science in business management from the University of South Dakota and is currently raising his family in Frisco, Texas.

Michael Brady, Chief Technology Officer

LeaderOne Financial tapped the diverse background of Michael Brady to be the Chief Technology Officer and Executive Vice President of Sales. Michael started his professional career in pharmaceutical sales and then transitioned into the logistical management of time-sensitive shipments for several large air carriers. An opportunity to run the Midwest installation division of a national satellite company gave Michael several years of invaluable management experience. When the demands of traveling for work began to compete with the demands of raising a family, Michael moved into mortgage banking.

Michael uses the knowledge he gained in his ten years of working in the mortgage industry for his current focus of supporting the LeaderOne Loan Production Offices throughout the country. LeaderOne has the distinct position of being both a mortgage broker and banker, with Michael as an integral part of the unparalleled resources LeaderOne has to efficiently offer the lowest rates with the highest quality service.

Existing Home Sales numbers arrived for November at 4.68M, better than expectations, as well as a nice pick up from October's numbers of 4.43M. Additionally, the inventory of unsold homes declined to a 9.5 month supply, a good drop from the prior month's 10.5 month supply. Encouraging news, as it shows that sidelined buyers are starting to dip their toes in the water - and with rates still relatively low, combined with affordable home prices, it remains an incredible time to buy.

The past few days we have seen Bonds drop after the Fed did their QE2 shopping, followed by a bounce back higher - so be aware of the trend, as we head into what could be another volatile day.
